1. Service Description
PropReport (operated by Siro Labs) provides AI-generated property due diligence reports for real estate projects in Gurugram, Haryana, India. Reports are generated using artificial intelligence technology that analyzes publicly available data from RERA portals, court databases, consumer forums, and property listing aggregators.
2. Nature of Service
- PropReport is an information technology service. We are NOT real estate agents, brokers, lawyers, chartered accountants, or investment advisors.
- We are not registered under the Real Estate (Regulation and Development) Act, 2016 as a real estate agent or promoter.
- Our reports do not constitute professional advice of any kind — legal, financial, investment, tax, or otherwise.
- We do not facilitate, mediate, or participate in any property transactions.
3. AI-Generated Content
- Reports are generated using artificial intelligence (AI) technology.
- AI-generated content may contain errors, inaccuracies, hallucinations, or omissions.
- We do not manually verify every data point in every report.
- Users must independently verify all information before relying on it.
- The inclusion of any information about a builder, project, or property does not imply any opinion, endorsement, or judgment by PropReport or its operators.
4. Data Sources & Accuracy
- Data is sourced from publicly available databases including HRERA portal, eCourts, consumer forum records, and property listing websites.
- We make reasonable efforts to ensure data accuracy but provide NO WARRANTY of completeness, accuracy, timeliness, or reliability.
- Data may be outdated, incomplete, or incorrect due to source limitations.
- Court case databases may not include all cases. RERA data depends on developer disclosures.
5. No Recommendation or Endorsement
- Nothing in any report should be construed as a recommendation to buy, sell, hold, or avoid any property.
- Risk ratings (HIGH/MODERATE/LOW) are algorithmic assessments based on available data and should not be the sole basis for any decision.
- PropReport does not endorse or disparage any builder, developer, or project.
6. Intellectual Property
- Report content is owned by Siro Labs. Users receive a personal, non-transferable license to use purchased reports.
- Users shall not republish, redistribute, or commercially exploit reports without written consent.
- Public data cited in reports remains in the public domain.
7. Payments & Refunds
- All payments are one-time, processed securely via Razorpay. We do not store card details.
- Reports are delivered to the email address provided, typically within 24 hours.
- Refunds are available within 7 days if: (a) the report could not be generated, (b) the report contains demonstrably incorrect factual data (e.g., wrong RERA ID mapped to project).
- No refunds for dissatisfaction with AI-generated analysis or subjective assessments.

8. Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, PropReport, Siro Labs, and their operators, directors, employees, and affiliates shall not be liable for any direct, indirect, incidental, consequential, or punitive damages arising from the use of or reliance on our reports. Our maximum aggregate liability shall not exceed the amount paid for the specific report in question (₹999). We are not liable for any property purchase decisions, investment losses, or transaction outcomes.
9. Indemnification
Users agree to indemnify and hold harmless PropReport, Siro Labs, and their operators from any claims, damages, losses, or expenses (including legal fees) arising from: (a) use of reports, (b) property decisions made using report information, (c) violation of these terms, (d) any third-party claims related to the user's use of our service.
10. User Obligations
- Use reports for personal informational purposes only.
- Do not use reports to defame, harass, or disparage any builder or developer.
- Do not redistribute or commercially exploit reports.
- Independently verify all data before making decisions.
11. Third-Party Builders & Developers
- Mentions of builders, developers, or projects in reports are based on publicly available records.
- PropReport has no business relationship, partnership, or affiliation with any builder or developer mentioned in reports.
- Any factual errors regarding a builder or project can be reported to sirolabssupport@gmail.com for correction.
12. Dispute Resolution
- All disputes shall first be attempted to be resolved through mediation.
- If mediation fails, disputes shall be subject to arbitration under the Arbitration and Conciliation Act, 1996.
- The exclusive jurisdiction for any legal proceedings shall be the courts of Gurugram, Haryana, India.
13. Governing Law
These terms are governed by the laws of India.
14. Modifications
We may update these terms at any time. Continued use of the service constitutes acceptance of updated terms.
